Tucked into the growing Milldale community near Auckland’s Hibiscus Coast, Summerset’s latest retirement village is designed with one clear focus in mind: creating warm, dry and comfortable homes that will stand the test of time.

The village is made up of 12–15 single-level villas arranged in joined blocks, its roofing and wall cladding providing a cohesive visual element across the site. With multiple buildings progressing through construction, the roofing solution needed to be reliable, straightforward to install and capable of delivering a consistent finish from one villa to the next.

To support this vision, Topline Roofing utilised Steel & Tube’s ST900® trapezoidal roofing profile in COLORSTEEL® MAXAM®, selected for its durability and long-term performance.

Installed by experienced hands

Roofing and wall cladding installation for the Milldale project was completed by Topline Roofing, a family-owned company with around 40 years of experience. The business has built a strong reputation for providing practical advice and high-quality workmanship. With a background spanning a wide range of commercial and industrial projects, the team brings a depth of knowledge developed through work on complex builds.

Topline Roofing works across a range of roofing systems, including long-run metal roofing and cladding, membrane roofing, warm roof systems, and roof safety solutions. Their experience covers a variety of commercial and industrial projects, many of which have gone on to receive industry awards and environmental recognition. A consistent focus on careful installation underpins this work, with attention to detail, adherence to specifications, and on-site problem-solving helping to ensure each roofing system performs as intended.

At Milldale, while the roof forms themselves were relatively straightforward, the project was delivered within tight timeframes and required close coordination with builders and other trades. Throughout the installation, Steel & Tube worked closely with the Topline Roofing team, providing reliable supply to support steady progress across approximately 3,000m² of roofing and cladding as construction advanced through the village.

Designed to perform over time

With the roofing installation underway, attention shifted to how the system would perform over the life of the village. For a development like Summerset Milldale, long-term reliability and ease of maintenance were key considerations, supporting homes designed to remain comfortable and dependable over time.

ST900, manufactured in COLORSTEEL® MAXAM®, provided a roofing solution well suited to these requirements. From an installation perspective, ST900’s trapezoidal form provides greater strength than lower rib alternatives, helping it perform well over wider spans, while the integrated capillary groove helps manage water at the joins.

The profile’s subtle swage pan adds stiffness through the sheet, which helps it sit flatter once it’s fixed in place, keeping the finish looking clean across the development. On-site, it meant the team could keep moving without having to work around visual imperfections or rework.

As construction progressed from one block to the next, that reliability helped maintain both build pace and finish quality, resulting in a roofing solution that balances performance, durability and efficiency, suited to long-term use in New Zealand conditions.
